As a seller or buyer of real estate, your Realtor routinely recommends a Structural Pest Control Report, commonly known as a “Termite Report” for the physical structure.

However, does your Realtor recommend at the same time that you carefully investigate and weigh the many possible acquisition or disposition strategies for your property?  ALMOST NEVERWHY?

–Because Realtors and other professional advisors used by buyers and sellers each have their individual, specialized, and sometimes biased and /or limited, professional focus and field of expertise in marketing, tax, legal, conventional financial planning, etc:

Your Realtor will help you sell a property (or buy one).  He/she will advise on marketing strategies and presale preparations, find a buyer, work with cooperating brokers, and get you the best price consistent with the marketing time, amount of presale preparation, etc. that you are prepared to handle.

Your Attorney can advise you on the sale if there is an unusual legal issue which arises during the sale.

Your Tax Advisor can tell you what the income, capital gains and estate tax effects will be–in our experience, often after the sale when your tax returns are prepared.  If you’re lucky, you’ll at least consult with them and obtain this information in advance of closing.

Your Financial Planner’s primary skills are in securities and insurance products, and general financial and estate planning.  He/she can help you reinvest your sale proceeds, and will typically have part of the picture as it relates to your real estate.
